Northern Virginia Submarkets
Reston Town Center
Located 35 minutes from Downtown D.C., Reston Town Center (Reston) combines beautiful public parkland, a thriving restaurant scene, shopping, and family fun in a unique suburban town. The most populous place in Fairfax County, Reston has a diverse population as well as interesting neighborhoods with a range of housing options from urban apartments to single family homes. Many companies already call Reston home, including five Fortune 500 companies: General Dynamics, Leidos, NVR, Science Applications International Corp., and CACI International.
National Landing
In the heart of the capital region, National Landing is Virginia’s largest walkable downtown and just minutes from downtown D.C. via bus, car, and train. Situated across Arlington County and Alexandria, it’s a prime example of Northern Virginia’s transit-oriented development and successful smart growth policies. Several prominent associations–including the American Physical Therapy Association and National Industries for the Blind–are constructing their own built-to-suit headquarters. Earlier this year, Virginia Tech broke ground on a $1B Innovation Campus. Already home to 26,000 residents, 5,500 hotel rooms, and 450 restaurants and shops, National Landing is one of the region’s fastest-growing submarkets.
Old Town Alexandria
Just south of National Landing along the Potomac River waterfront, Alexandria’s Old Town neighborhood is a vibrant historic main street that serves as a destination for boutique retail and independently owned restaurants. Office spaces characteristic of this neighborhood range from smaller three-to-four story standalone buildings to larger, amenity rich, multi-tenanted buildings with panoramic views of Washington, D.C., and the Potomac River.
Rosslyn
With the tallest building heights in the D.C. region, corporate tenants with signage in Rosslyn have phenomenal visibility for miles around for anyone traveling in and around the nation’s capital. Located within walking distance of D.C., the active streets, bold cultural influences, and frequent community events in Rosslyn drive the business and social interactions that foster a dynamic, urban community. The submarket boasts unique access to multiple transportation options, including Metro, major highways, and walking and biking paths. It’s also coupled with sleek, urban design and great retail that attracts many prominent companies to locate their headquarters in Rosslyn.
Rivana at Innovation Station
Innovation Station is a multi-phase, 103-acre, transit-oriented, mixed-use development that straddles Loudoun County and Fairfax County. The masterplan envisions a nine-million-square-foot, walkable urban center that is directly connected to the Innovation Center Metro station. Located at the confluence of Route 28 and the Dulles Toll Road in Loudoun County, Rivana at Innovation Station will include a 185,000-square-foot retail village, 1.8-million-square-feet of Class-A office space, 1,954 residential units, a 265-room full-service hotel, a world-class performing arts venue, and two expansive public parks. Construction of Rivana is expected to commence in the first quarter of 2022 and the project will begin to deliver in 2024.
Tysons
Located only 30 minutes from Downtown D.C., Tysons is the urban center of Fairfax County and a business hub with booming commercial development, office, and living space. Combining more than 28-million-square-feet of office space with retail and residential into one sought-after location, Tysons is a magnet for high-growth businesses, anchored by three of the region’s Fortune 500 companies: Freddie Mac, Capital One Financial, and Booz Allen Hamilton.
